WEST COAST LIVING

About Surrey

Surrey is a large and rapidly growing city made up of distinct town centres and residential communities rather than a single downtown. Surrey City Centre and Whalley are evolving into a major urban core around SkyTrain, while Guildford, Fleetwood, Newton, Cloverdale and South Surrey each offer different combinations of housing, shopping, schools and transportation.

The city has an unusually broad housing mix, ranging from high-rise condominiums near rapid transit to townhouses, duplexes, detached homes, acreage and newer master-planned communities. Cloverdale is known for established and newer family neighbourhoods, Fleetwood combines detached housing with new transit-oriented planning, and South Surrey includes Morgan Creek, Grandview, Ocean Park and other higher-value residential areas.

Surrey’s scale means buyers should compare submarkets carefully. Commute patterns, school catchments, future SkyTrain construction, lot size, age of housing and access to major roads vary considerably across the city. Surrey also contains one of the province’s largest public-school systems and a substantial number of private schools.
