Delta

Delta is geographically diverse and is best understood as three major residential areas. North Delta is closely connected to Surrey and offers a large stock of detached family homes with convenient access to major highways. Ladner has a lower-density village character influenced by the Fraser River and surrounding agricultural land, while Tsawwassen offers coastal neighbourhoods, beaches, golf, newer development and convenient access to the ferry terminal.

The municipality contains significant agricultural land, riverfront, wetlands and open space, which gives many neighbourhoods a less urban feel than Vancouver or Burnaby. Boundary Bay, Centennial Beach, Burns Bog and the Fraser River are defining natural features.

Housing ranges from older detached homes and large lots to newer townhouses, condominiums and master-planned communities. Because North Delta is reported through the Fraser Valley board while South Delta is reported through Greater Vancouver REALTORS, market statistics are often split between the two areas and should be interpreted separately.
