Burnaby sits immediately east of Vancouver and combines established residential neighbourhoods with some of Metro Vancouver’s fastest-growing urban centres. Metrotown, Brentwood, Lougheed and Edmonds anchor major concentrations of shopping, employment, rapid transit and new high-rise housing, while neighbourhoods such as Deer Lake, Buckingham Heights, Capitol Hill, South Slope, Burnaby Lake and the Heights retain a more established residential character.

Transportation is one of Burnaby’s major advantages. The Expo and Millennium SkyTrain lines serve multiple parts of the city, providing direct connections to Vancouver, New Westminster, Coquitlam and Surrey. Major destinations include Metropolis at Metrotown, The Amazing Brentwood, Burnaby Mountain and Simon Fraser University, Deer Lake Park, Burnaby Lake Regional Park and the trails around Burnaby Mountain.

Housing varies dramatically by submarket. Metrotown and Brentwood contain large inventories of condominiums and newer towers, Edmonds and Lougheed include a mix of apartments and townhomes, while many north and south Burnaby neighbourhoods contain detached homes, duplexes and increasingly diverse infill housing. Buyers should compare transit proximity, redevelopment plans, school location, topography and exposure carefully because the character and density can change quickly from one neighbourhood to the next.
