WEST COAST LIVING

About North Vancouver

North Vancouver combines two municipalities — the City of North Vancouver and the District of North Vancouver — into one of the Lower Mainland’s most distinctive residential markets. The City is the more urban half, anchored by Lower Lonsdale, The Shipyards, Central Lonsdale and Moodyville, with a growing concentration of condominiums, townhomes, restaurants, services and rapid transit connections. The District stretches around it from Capilano and Edgemont Village through Lynn Valley, Lynnmour, Deep Cove and the Seymour area, offering a larger share of detached homes, forested streets and direct access to the North Shore mountains.

Lifestyle is a major reason buyers choose North Vancouver. The community has immediate access to hiking, mountain biking and skiing, including Grouse Mountain, Mount Seymour, Lynn Canyon, the Baden-Powell Trail and an extensive network of neighbourhood parks and greenways. Along the waterfront, The Shipyards and Lonsdale Quay provide restaurants, markets, public gathering spaces and direct SeaBus service to downtown Vancouver. Deep Cove offers a quieter waterfront village atmosphere with kayaking and access to Indian Arm, while Edgemont Village and Lynn Valley function as established neighbourhood centres with shops, cafés and services.

Housing varies substantially by area. Lower and Central Lonsdale contain a high proportion of apartments and newer attached housing, while neighbourhoods such as Canyon Heights, Upper Lonsdale, Princess Park, Lynn Valley, Blueridge, Windsor Park and Deep Cove offer detached homes and townhouses. Redevelopment around transit corridors and town centres continues to add newer housing choices, while established hillside and ravine neighbourhoods can offer larger lots, mature landscaping and mountain or city views.

For families, North Vancouver School District operates a large network of elementary and secondary schools, and the community also contains numerous private and specialized schools. Buyers should compare the City and District carefully: property type, density, walkability, transit access, school catchments, bridge commute times, terrain and exposure can differ considerably even within a short distance.
